PROGRAMS FOR SENIORS
Westchester Residential Opportunities, Inc. offers a comprehensive housing counseling program to residents of Westchester County who are age sixty and over. The program provides counseling services to clients on a one-to-one basis in either English or Spanish. Our goal is to do a comprehensive assessment of the clients’ needs as well as to assist them in solving their individual housing or housing related issues. Our services are broken down into the three general categories described below.

1 -- The Senior Housing Assistance Program
Our Senior Housing component helps Westchester seniors who experience housing problems such as rent, moving expense or security deposit shortfalls, mortgage or property tax foreclosure, and termination of utility services. In addition, WRO’s experienced counselors can provide seniors with information about subsidized senior housing, Section 8, and Independent and Assisted Living. We can also assist seniors in identifying and applying for legal entitlements they may be eligible for but are not claiming such as SNAP (also known as food stamps), the Low Income Home Energy Assistance Program (LIHEAP), the New York State School Tax Relief Program (STAR), the New York State Real Property Tax Exemption, the New York State Senior Citizen Rent Increase Exemption Program (SCRIE), the Veterans Aid and Attendance Program for home care, and many other federal, state and local benefits.

2 -- Project Share
Seniors who are willing to take a roommate can find solutions to housing hardships. Senior homeowners have the opportunity to supplement their income, gain companionship and share chores and shopping. Renters are offered a new avenue of affordable housing opportunities. Over the years WRO’s skilled counselors have introduced many older homeowners with congenial renters. 3 –- Reverse Mortgage (also known as Home Equity Conversion Mortgage or HECM) Counseling Program
WRO’s HUD certified HECM Counselors provide counseling for homeowners age 62 or older who may benefit from a Reverse Mortgage (referred to hereafter as a HECM). A HECM allows homeowners to borrow against the accumulated equity in their homes. If you are struggling to live on a fixed income, to pay for home improvements, to pay for home care, or to pay property taxes, a HECM may be worth looking into. There is no minimum credit score or income requirement on this government guaranteed loan program. A WRO counselor can educate you, determine if you are eligible, and provide you with a list of HECM lenders. One to four family homes and FHA approved condominiums are eligible for HECMs, but at this time there are no HECMs available for cooperatives.
